Why the name "Lakeside"?

The west side of the downtown railroad tracks is referred to as “Lakeside” where most of the retail shopping, restaurants, city hall and Lake Acworth are located. The east side is referred to as “Parkside” where Logan Park, the 1885 Grill and additional shops are located.

Building access?

Access is available to tenants 24/7/365 using a key fob entry system or the related app on your iOS or Android phone. Access to each private office is only available with your key. The building remains locked at all times and has security monitoring.

A safe and secure environment?

For safety, there are multiple high resolution security cameras located in the interior and on the exterior of the building. Acworth has often been named one of the safest of over 200 cities in Georgia.

The two conference rooms?

Conference room “F” in the front off the building seats (6) comfortably. Conference room “B” in the back of the building seats (8). They are designed for professional face-to-face or virtual meetings. They have a large screen video monitor and white board.

 

The two conference rooms remain locked at all times until they are reserved by a LAKESIDE tenant and only for the business purpose described in the lease. The cost to rent a conference room is $60/hour or $360 for the entire day. With a reservation, the building management unlocks the conference room door prior to the meeting for set-up.

Janitorial service?

The common areas; lobby, hallways, bathrooms and conference rooms are maintained by a cleaning service contracted by LAKESIDE management. A tenant can place their trash bag outside the door to their office after 5 p.m. each weekday for removal. A tenant may elect to have their office cleaned by the LAKESIDE cleaning service for a minimal fee.

The tenants...

Each suite or office is a work space created to provide corporate professionals, who currently work at home or another location, with an upscale environment where they can work alone or network with other tenants if desired. Examples include; real estate agents, insurance agents, financial advisors, engineers, corporate managers, sales reps and non-profit organizations.

The building design incorporates being ADA (Americans with Disabilities Act) compliant.

LAKESIDE Executive Suites are open to and encourage start-ups, minority, women and veteran owned businesses. The lease includes an early buy-out clause to reduce stress for start-ups.

Not for everyone...

This space was not created for businesses with frequent, daily walk-in customers such as retail selling. These are private offices without storage for excessive samples, files, or potentially toxic or harmful materials. The offices and conference rooms are only for use for the business purpose described in the lease.

Term of the lease?

All are two-year leases however an early escape clause is included if needed. The cost is only the loss of the one month security deposit after the 90-day satisfaction guaranteed period.

 

A 90-day satisfaction guarantee is also included. If anyone is not completely satisfied in the first 90 days, they may leave at any time without further obligation. The lease will be voided and the security deposit returned.

Cost to lease?

The cost for the standard 8′ x 12′ suite is currently $695/month. The cost for the large suite ~12′ x 14′ is currently $945/month. Both include furnishing, utilities and Wi-Fi so a tenant can walk in with a laptop and start working immediately. Month-to-month leases are an additional $50.

Other cost? ...IT services

No other costs are required but there are a few options for tenants such as IT services. A high-speed fiber has been supplied to provide a strong Wi-Fi connection for the entire building, however, a tenant may desire a dedicated and secure SSID connection and password. This is available for $60/month.

A tenant might also desire a dedicated and hard-wired phone or internet connection. This is also available for $60/month plus a one-time set-up fee of $300 for the IT company to run the cabling to their office.

Payments and building management software?

LAKESIDE Executive Suites Management utilizes software created to manage co-working environments. Each tenant has their own password and account to manage their monthly lease payments, to lease a conference room and even communicate with other tenants if desired. Payments are made via a credit card on file. Checks are not accepted.

The building management software also monitors building access at all times via the key fob entry system

  • Disruptive noise or disturbance to others of any type shall be cause for eviction at the sole discretion of LAKESIDE Executive Suites management.
  • Pets, other than a trained and documented service animal, are not allowed in the building.​
  • Smoking is not allowed in the building.
